Top 10 Tips on Prepping Your Home for the Photographer

Getting your home picture perfect can make such a difference in the quality of your photographs. These Top 10 Tips will give you some ideas on how to prep your home for photo shoot day!

  1. Remove all unwanted or unnecessary debris and garbage from both the front of back of the property.
  2. Create a clear passage, or clear the walkway from the front or back for the safety of the photographer.
  3. Remove or store away any children’s toys if possible,  both outside and inside.
  4. Remove all personal photos from the home, especially any of young children.
  5. Remove all items from counters such as kitchen & bathrooms to keep a clear view of the counters for potential buyers to see all of the space.
  6. Consider hiring a professional cleaning crew to give your home that extra cleaning that may be missed by regular cleanings. Most dust marks show up in the photos.
  7. Your agent may also suggest this. Get a home stager to professionally stage the entire home or specific rooms. This service helps potential buyers visualize the potential of the home.
  8. If there are any pets in the home, please remove or secure your pet while your home is being photographed.
  9. Add fresh flowers to the home. This adds beauty and colour to your professional photos.
  10. Make sure to replace any burnt out light bulbs in the entire home before the photographer arrives and also have some spare ones on hand just in case one burns out the day of the shoot!

December Holidays and Wishes!!

2014-clipartpanda-com-about-terms-Zy1J4f-clipart

Holiday family photos are always a great gift ideal to pass along to your families and friends!!

merry-motif-red-bow

It is that time of the year once again, as we prepare ourselves for the holiday season Christmas!! It is a joyous time of the year especially for those little ones in your home, while it is also a challenge for those who are older or perhaps have other issues going on. So take the time to make sure who ever you meet during this holiday season, you are aware of those people who may just need that extra hug or smile to get them through these challenging times. Prepare your holiday spirit with kindness and love, challenge yourself to help those who may need it.

Lots of things have been going on in our households, many relatives having surgery, kids changing jobs or moving friends. Life is never dull around here, but you know if you had nothing to look forward to whether it is helping those around you or just someone in your community, we would be totally bored. It is just how we are made internally, passionate of helping others. Keep life sparkling with Love.

As I look out the window today, the snow is starting to fall, finally!! As we have been blessed with such unseasonal warm weather with a few twists, we did have a snow storm fly in one day!! We can all get better prepared for the next few weeks ahead of us. It should bring us all together and be Thankful for what we have now. Take the time to enjoy your families and friends and perhaps that stranger you keep meaning to say Hello too or that senior citizen you see on the streets. Be kind, Be Loving, Be true to you and others.

I would like to take this time to let all my family and friends and clients, know that I appreciate each and every one of you!!

thankyoublue

I send out my Thanks to those who have done business with myself over this past year as well as to all the new clients I have met over the year, I look forward to continuing that journey into the New Year in 2017!!   Let’s make 2017 Rock!!

September flies like wildfire!!

WOW!! My how time flies by, it was just the last week of September and now we are into October already!!!  If you are like me, you are wondering where did Summer go!! We certainly are getting busier with each year that passes us by, making it seem that life is starting to look like a super fast train moving forward and never stopping!!

Life has been pretty busy with family events, weddings, friends visits, many real estate photography sessions and many many events!!

 _DSC4328

This month I participated in the first ever Fall Fashionista event on September 15th 2016 at Trinity Church in London, Ontario. It was a fun evening! Heather Ringland, (center, black hat, orange and black top) is a fashion designer, who along side with Women In Business, Sherry Simoes and these other amazing ladies and myself, got to meet many guests and showcase our various items or products to the guests. It was a busy night for all!! Being the photographer for the evening, it is never dull when your having fun!!

Earlier in the month I have also photographed Sutton Group – Select Realty an Invitational Charity Golf Tournament at Fire Rock Golf Resort. It is usually a very busy day for me when I do these events! This time I had the pleasure of having a guest with me touring around and helping for the event. After the golf event we ventured over to The Ceeps for dinner and an auction and many prizes for the evening. Proceeds from this event were to help with FEMAP. The beneficiaries are young adults age 16-25 that suffer from mental health issues, the organization is called: First Episode Mood and Anxiety Program (creating awareness for mental health known as FEMAP) Today’s young people need our help more than ever before, you can read more about FEMAP by reading here: http://www.lhsc.on.ca/About_Us/FEMAP

Here are some photos from this event with Sutton-Select Real Estate agents, volunteers and the many guests who came out to enjoy the day and donate to a worthy cause for the FEMAP.

Earlier in  July, I also photographed another golf event. This one was called The Krista Riedman Classic. To help raise funds for awareness for Drunk Drivers. This young lady was killed at a young age from a drunk driver. It was a beautiful day out and everyone had allot of fun and enjoyed being able to raise funds for this event. If you would like to see more photographs from this event please visit either my website or my Facebook page.

As we are now in almost the middle of October now, the fall season has sure arrived with it’s beautiful fall colours and of course some very unseasonable warm weather as well as some very cool nights.

We need to take this time to look around our homes to make sure things are put away, there are no holes for any little unwanted creatures to come inside when it is warmer inside then outside!! Perhaps even take the time to winterize any flowerbeds or garden beds, making sure all down spouts are in working order as well. I know we are guilty of the last minute checks also!! For once, I have completed 1/2 of these chores, but as a lady, I am NOT getting up on the roof!! The boys can do that!!

I’d also like to take this time to Thank all of my current and past clients for using my services this year thus far. With all the changes and various things that have changed both professionally and technically, it can be challenging to say the least sometimes. Being patient and getting feedback from each and everyone of you is important and helpful for myself to continue to improve my services and continue to give 100% to all my clientele.

This is a great time to get those listings photographed with all the beautiful colours in the trees! Now taking bookings! Call or email us!!

Please also make sure you have my current update email information and have taken the time to sign up to my newsletter and or have joined us on social media platforms. Check us out!!

Have a great month see you soon!!

Summer News, Thrills & Skills

It has been a very busy summer so far for us for both business and family. Our family has had many changes… moving, changing jobs, etc. It is never dull when you have 4 boys in your house.

In January one of my sons got engaged to his high school sweetheart, Lauren. They went on a engagement2family vacation to British Columbia to see her aunts and uncles. Little did she know that she had a surprise waiting for her or that we had planned this right under her nose!!

Such a fun and stressful week it was. Why stressful? Well, the week prior, Matthew had a very bad work accident which involved a steel pipe falling on his head, requiring a trip to the emergency, 12 staples and a full concussion. Shocking and scary for us all.

A mother never stops worrying about her children no matter how old they are, especially when they are hurt. This was a crazy time dealing with concussions, staples, updating shots, no work, no TV, no phones or electronics and no sports—something that was extremely difficult for my very active son. Then trying to make sure he is safe enough to fly to go on vacation – oh yeah this was all around the same time frame!! Like is said, never dull in our house!!

engagementIn the end, on their very first day out, he proposed as he could not keep it a secret any longer!! After 8 years of a courtship, these two will finally wed!! Many happy tears, laughs and celebrations!!!

Earlier in February, my husband and I went to Tennessee for him to visit dadsome work clients, and for me to visit with my father and step mother in Alabama. It was a great visit, got to see the new house, and the lovely city of Jacksonville, Alabama. Here is a photo of my father and step mother Lynda, celebrating one of their anniversaries on the coast of Pensacola. It is always great to be able to visit family when we can. Love the air in Alabama and all it’s great history.

We are also doing renovations in our home. Lots of changes, decisions, getting quotes, design choices, material choices, … and getting certified workers… which is another story in itself!  In the end, we took 1/3rd of our upstairs and made it our Master Bedroom Suite. It is still not 100% completed, but once it is, I will make sure to post the before & after photos, so stay tuned.

In between all of this, I made an important business decision to leave Obeo Real Estate Photography. Obeo, based out of Bountiful, Utah, is going though some restructuring and corporate changes, so I have decided to go out on my own and operate under my own name. As of January 12, 2016 my business officially changed to Phelan Photography. specializing in Real Estate Photography, Business Portraits, Product Photography and Event Photography.

AMPlogoSwitching over the business has been an enormous challenge, but it has been so exciting and freeing to branch out on my own.  It is the best feeling knowing that you are doing something right and moving in an amazing direction.

My photography has always been my passion in life since I was a little girl. My father gave me a camera at the age of 9 years old, and since then I have had many different types of cameras. I have been blessed to be able to make a living with my photography.

My photography styles are similar to my personality… fun, relaxed and interestingly goofy at times. My serious side will still make you smile, and I am always professional and respectful of others.

How do you like my new logo? I wanted something personal and meaningful to me. The Butterfly represents Freedom, Breast Cancer (my mother is a survivor), mixed with my husbands Irish heritage in the wings of the Butterfly. The art work was done by Ang Wencel of Visions Graphic Artistry by Ang. Check her out, she is great!! http://visionsbyang.com

Butterfly_camera_colour

Onto March, lots of fun of course for St. Patrick’s Day!! An Irish tradition that is never spared!

My business picked up from here, Phelan Photography is Rocking!! I love working with all my clients, either realtors, brokers, sales representative’s or special family photos. I also took on a new challenge of event photography for some special friends. Helping people gives me an incredible feeling of satisfaction.  As a current Lion’s member (London East Lions Club), we are always helping others in and around our communities.

With all the changes going on I would like to send out a huge Thank You to all my clients, past and present, and those who are new, for choosing me for all your professional photography needs.

Now onto the Thrills–

Last year I privileged to meet a lovely lady named Dayna Knight. Dayna is a nail technician and OPI Educator, and she is also the founder of an amazing event called The cntcCanadian Nail Tech Connection (CNTC), which is a trade show and education convention specifically for nail technicians.  I was brought onto her team to help with social media, photography and any other tasks needed. My first time helping was last fall at the convention in London, ON, and man was that interesting!! Did you know that there are well over 40 nail technicians doing business around your area, but are they not properly certified?? It has been an eye opener for me, learning about all the safety concerns and the actual certifications that are required when you get your nails done.

This past April, TheCNTC team, which consists of Dayna, Colleen, Laura, Logan and myself, flew out to Edmonton, Alberta for the trade show. WOW!!! So much work that goes into this event!  It is breath-taking and exciting, and exhausting at the same time. Alberta is beautiful in April.  Our time out there was very busy and exciting and we hosted over 400 nail technicians. This year’s events will bring lots of new challenges and more travel and I am looking forward to it all. If you know of any nail technicians in the surrounding areas, have them check out these events. http://www.thecntc.ca

In April and May, I photographed many events around London, theMS Society, Lion’s events, Women In Business events, Sock Drop Thursdays, BBI London, various real estate listings, a 50th wedding celebration, private dental office photos, Horse Cow Reining Shows, Red Day, Autism Society Golf and Autism Walk events. Life is always busy and it brings me great pleasure and happiness to you see the outcome of your photography… especially when it makes others happy.

Now onto Skills–

Photography is my passion!! I was taught at a young age how to use my camera, which was a Kodiak film camera!! I remember even having a Polaroid camera at one time too!! How many camera’s have you owned??

All my family are professional photographers, so learning the trade has come naturally to me. The basics were taught to me by my father and my uncles, and gave me the foundation I needed. I am always moving forward with my photography and consistently honing my skills to better serve my clients and offer more services.

Though Obeo (and a few friends who are also photographers), I was taught specific skills for real estate photography.  Real Estate Photography is one of the services that I have the most fun with! Think of all the homes you get to see and dream about, from a small condo to a million dollar home! There is not one home that I have photographed that I am not proud of! I take great pride in my work and it shows.

realestatephotography

Real Estate Photography is a special knack for those who can do it. You need to be patient, concise, on time, be able to work with your client’s and homeowners, be flexible, and of all things have the proper equipment and know what it takes to make the home visually appealing to potential buyers. I would love to be able to showcase your next listing, so connect with me and we can chat.  Check out my website at: http://phelanphoto.com

Now here we are in August, summer is almost coming to an end—I know eh!!! Can we go back a few weeks!! Where did the time go!!

In preparation for the fall real estate market, I will be attending the LSTAR Trade Show on September 22, 2016. I know I will see most of you there and I’m hoping to meet some new agents as well. Let’s make the fall of 2016 the best selling season yet!!

Once again, Thank You for all your support. I look forward to continuing to work with you.

thankyoublue

Have a wonderful end of summer and we look forward to seeing everyone over the next few months at various functions or events!!

Ugh. Mondays…

How do you manage your Mondays?
Sometimes for me, Mondays are hard work! All week I am on the road, taking photographs of various events, trade shows, conferences, family photography and of course, my real estate photography.  That leaves me with a lot of editing… and the dreaded administrative work.  Mondays tend to be “I MUST DO It” day.
Trying to organize these daily tasks are always difficult and I get frustrated easily. In times like this, I am reminded June collagethat I need to take a few moments out of my day to reflect, and rejuvenate myself so that I can concentrate and keep moving forward. How do I do that? Well for me, I enjoy looking at one of my photographs.  It brings me back to the moment I took that photo and I dream about being there once again.  I find that these few minutes “away” actually help me focus on the next task on the “To Do” List.
This past month and a half, I have been busy with Real Estate Photography and Event Photography! If you’re wondering where I’ve been, well, I recently photographed the MS Multiple Sclerosis Society of Canada’s event “Sing It Like a Boss” held at The Ceeps Bar and Grill, London, Ontario. At this event, various business owners and local celebrities got together and preformed in front of a crowd, and were judged on various techniques and song choices. It was a fun night had by all!
I have also been the photographer for the 4 The love of Music event, the Autism Society of London Walk, the Purina Dog Walk for Dog Guides, a lot of Real Estate Photography, a few High School Proms, and a 50th Wedding Anniversary! I also recently ventured into taking photos at a Horse Reining Show.  Have you ever seen a cow jump?? So funny!!
As you can see, my photography keeps me busy, and I truly love it. Check back on my website and Facebook pages for all the updated (or soon to be!) photo album’s of all these events.  Here are a few photos for you to enjoy!
Have a wonderful week and remember to make someone SMILE!!

What is Curb Appeal and How Can it Help You Sell Faster?

It finally feels like Spring! You want to take advantage of the Spring real estate market, but how do you get your home ready?

Often times when I go on a real estate photo shoot, the first thing I notice is that the home is lacking what the industry calls “curb appeal”.

Curb Appeal is defined by Merriam-Webster.com as the attractiveness of the exterior of a residential or commercial property, as viewed from the street.

curb-appealMost  real estate agents will make suggestions as to what items the home owners should “remove or store” while they are in the process of selling the home. Others will suggest bringing in a professional home stager who will help the homeowners work with their existing decor, or rent new items to make the home “more sell-able”. If the home is vacant, a home stager can add furniture and accessories to make it look “lived in” and comfortable. If the home is too cluttered, it is difficult for potential buyers to envision their own belongings in the home.  The same can happen if the home is empty.

Some examples of clutter that should be removed or stored are garbage cans, seasonal equipment and children’s outdoor toys.  The home needs to look tidy and inviting from the outside to attract potential buyers.

Landscaping is necessary. Rake up the leaves, take dead plants out of the garden, add some fresh mulch and even fresh paint to the exterior of the home.  Also, when pictures are being taken for the listing, move parked cars out of the driveway so the photographer can get a clear photo of the house.

curb-appeal2

Curb appeal is guaranteed to increase the number of potential buyers for your home.  Click the photos above to see articles which have excellent examples of curb appeal and will help you make your “Get Ready to Sell” check list.

Best of luck and Happy Selling!

Thirsty Tuesdays- Dealing with transitions, change and improvement.

12471402_1709451962617497_4557264916799942653_o

Change is hard for everyone, no matter who you are or what position you hold in life.

Over the years I have had to adjust to many variations of changes, loss of loved family members and  friends, change from martial status, to a better one at that! Various moves around the country, all while making my life and these changes, better for my family and myself. Now I am following my passion, something I truly love, my photography.

We all adjust to these changes at some point, making them a part of our lives each and everyday. If you don’t change things, you simply can not grow as a person, it is the only way to grow and become a better person inside of you.

It gives me great pleasure to announce my change!

I have left Obeo Real Estate Photography to go out on  my own as Phelan Photography. It has been a hard choice, but a very well needed change. If you have any questions or concerns regarding this, please don’t hesitate to contact myself privately.

I am still the same person who you are accustomed to as a business owner, customer service and expectation’s for professional photography are still kept in the highest regards, just now will be operating under my name wholly.

My services are always improving, with that I would love to introduce to you an addition to my services, Drone Photography. A partnership with Damieon Vella-Zarb. He is an excellent young man, who thrives at perfection as I do in his work. I look forward to introducing him along with his work to all of you.

With the spring market upon us, I look forward to meeting and getting to know each and every one of you once again as Phelan Photography!! I would love to have your feedback and testimonials to share to others about my services, thank you in advance!

Thank you for your continued support and encouragement for the past 2.5 years and I look forward to many more to come!!

January 2014 : An Obeo Adventure in Bountiful, Utah

DSC_0034

Here we are about to embark onto a new adventure to fly to Salt Lake City, Utah, an adventure it was too!

We traveled the night before January 7th. 2014 stayed overnight in the Michigan so that we would have plenty of time to arrive to the airport. It started with a day filled of long road blocks and closures due to weather, icy roads, and traffic tie ups from Peterbourgh, Ontario all the way through to Shelby Township, Michigan.

After many hare-raising moments while travelling to the Detroit Metro International Airport we finally arrived, late, but alive! Checked into our airlines, reassured that we would be on the plane, not the case! Missed it by 5 minutes, disappointed but alive. So now we sit in the airport for 5 hours and people watch, such interesting people that they are.

DSC_0035

Finally a break! We get on the next flight out on stand by, and we are on our way!! Arrived into Salt Lake City around 8:00pm, weather was warmer then back in Michigan or Canada. Reached our hotel finally around 10pm. What a feeling to have finally arrived.

Over the next few days, many people will gather together for an Obeo conference to discuss and train for many things that will be announced during this time.

I met many people during this time and enjoyed each and every moment with all of you. I thank each and every one of you for your patience and understanding while each of us listened, learnt, cried, shared special moments, celebrated advancements, and learnt how to speak to others and listen intently, with intense emotion and pure love.

Some of the places we visited were, The State Capital, The Mormon Tabernacle Church, City Creek Centre, Tuscanos Brazilian Grill Restaurant and downtown Salt Lake City.

Please enjoy these photo’s of our trip, the friends we met and gained in the short few days, with many laughs along the way!!

See You There!!!
