Tips for using Pinterest in Real Estate

By following these tips, you’ll be on your way to creating a huge presence on Pinterest and you’ll be reaping the benefits soon!

Create Eye Catching Graphics

In order to be successful on Pinterest in real estate, you need to create graphics that will catch people’s eyes for your content.  Since Pinterest is all visual, no graphics results in no opportunities for your content to be pinned.  It’s vital to your success on Pinterest in real estate that you create at least 2-3 memorable graphics that relate to the topic you’re writing about.  There are several user-friendly websites and programs that are available that make it easy to create great, eye-catching graphics.  One easy way to create graphics for Pinterest is Canva. If you use 3 graphics that are 800px x 1200px they will perform very well on Pinterest.  It’s important to remember to use Royalty free photos and not do a Google Search to find images.  If you don’t have the rights to use a graphic, you’re opening yourself up to potential legal problems.

Create Local Boards

Pinterest provides an excellent opportunity to prove you’re a local expert.  As you’re building your Pinterest presence, you need to make sure you’ve created local boards. Your local boards shouldn’t only be filled with your greatest and latest listing.  These local boards should provide people who are interested in learning about your communities some helpful information.  Pins about the local dog parks, events and important news in your area will help position you as a local expert!

Join Powerful Group Boards

One of the best ways to effectively use Pinterest in real estate is to join powerful group boards.  There are dozens of excellent real estate group boards on Pinterest.

The primary reason group boards are so beneficial to join is because they improve the reach of your pins.  For example, if a group board has 10,000 followers, any Pin you share with the group board will now have the ability to reach these 10,000 followers.

Follow Other Successful Real Estate Professionals on Pinterest

Regardless whether you’re looking to build your Pinterest presence or another social media network, it’s highly recommended that you follow those who are having success.  One of the best tips for using Pinterest in real estate is to seek out and find those professionals who are having great success on Pinterest. As you discover these real estate professionals on Pinterest, evaluate how they are using Pinterest.  In most cases, these professionals are more than happy to answer questions you may have about Pinterest.

Don’t Forget About Your Pins!

One of the most common reasons why real estate professionals don’t succeed at Pinterest is because they publish a piece of content, shares it all over the place right away and never share it again.

Only pinning a pin once is a missed opportunity to reach the a large portion of the potential followers of these boards.  Unless these group board followers happen to log in to their Pinterest account in the near future, your pin will likely go unseen by them so re-purpose your pins and share them often so after you pin something share the same pin to a couple different group boards for the next few days, keeping in mind to space the Pins apart a few hours.  This greatly improves the chances that more people will see my graphics, which will hopefully result in them Pinning my graphics to their own boards. Do not be afraid to go back even in a month, 3 months or 6 months and share it again!

September flies like wildfire!!

WOW!! My how time flies by, it was just the last week of September and now we are into October already!!!  If you are like me, you are wondering where did Summer go!! We certainly are getting busier with each year that passes us by, making it seem that life is starting to look like a super fast train moving forward and never stopping!!

Life has been pretty busy with family events, weddings, friends visits, many real estate photography sessions and many many events!!

This month I participated in the first ever Fall Fashionista event on September 15th 2016 at Trinity Church in London, Ontario. It was a fun evening! Heather Ringland, (center, black hat, orange and black top) is a fashion designer, who along side with Women In Business, Sherry Simoes and these other amazing ladies and myself, got to meet many guests and showcase our various items or products to the guests. It was a busy night for all!! Being the photographer for the evening, it is never dull when your having fun!!

 

Earlier in the month I have also photographed Sutton Group – Select Realty an Invitational Charity Golf Tournament at Fire Rock Golf Resort. It is usually a very busy day for me when I do these events! This time I had the pleasure of having a guest with me touring around and helping for the event. After the golf event we ventured over to The Ceeps for dinner and an auction and many prizes for the evening. Proceeds from this event were to help with FEMAP. The beneficiaries are young adults age 16-25 that suffer from mental health issues, the organization is called: First Episode Mood and Anxiety Program (creating awareness for mental health known as FEMAP) Today’s young people need our help more than ever before, you can read more about FEMAP by reading here: http://www.lhsc.on.ca/About_Us/FEMAP

Earlier in  July, I also photographed another golf event. This one was called The Krista Riedman Classic. To help raise funds for awareness for Drunk Drivers. This young lady was killed at a young age from a drunk driver. It was a beautiful day out and everyone had allot of fun and enjoyed being able to raise funds for this event. As we are now in almost the middle of October now, the fall season has sure arrived with it’s beautiful fall colours and of course some very unseasonable warm weather as well as some very cool nights.

We need to take this time to look around our homes to make sure things are put away, there are no holes for any little unwanted creatures to come inside when it is warmer inside then outside!! Perhaps even take the time to winterize any flowerbeds or garden beds, making sure all down spouts are in working order as well. I know we are guilty of the last minute checks also!! For once, I have completed 1/2 of these chores, but as a lady, I am NOT getting up on the roof!! The boys can do that!!

I’d also like to take this time to Thank all of my current and past clients for using my services this year thus far. With all the changes and various things that have changed both professionally and technically, it can be challenging to say the least sometimes. Being patient and getting feedback from each and everyone of you is important and helpful for myself to continue to improve my services and continue to give 100% to all my clientele.

Summer News, Thrills & Skills

It has been a very busy summer so far for us for both business and family. Our family has had many changes… moving, changing jobs, etc. It is never dull when you have 4 boys in your house.

In January one of my sons got engaged to his high school sweetheart, Lauren. They went on a engagement2family vacation to British Columbia to see her aunts and uncles. Little did she know that she had a surprise waiting for her or that we had planned this right under her nose!! 

Such a fun and stressful week it was. Why stressful? Well, the week prior, Matthew had a very bad work accident which involved a steel pipe falling on his head, requiring a trip to the emergency, 12 staples and a full concussion. Shocking and scary for us all.

A mother never stops worrying about her children no matter how old they are, especially when they are hurt. This was a crazy time dealing with concussions, staples, updating shots, no work, no TV, no phones or electronics and no sports—something that was extremely difficult for my very active son. Then trying to make sure he is safe enough to fly to go on vacation – oh yeah this was all around the same time frame!! Like is said, never dull in our house!!

engagementIn the end, on their very first day out, he proposed as he could not keep it a secret any longer!! After 8 years of a courtship, these two will finally wed!! Many happy tears, laughs and celebrations!!!

Earlier in February, my husband and I went to Tennessee for him to visit dadsome work clients, and for me to visit with my father and step mother in Alabama. It was a great visit, got to see the new house, and the lovely city of Jacksonville, Alabama. Here is a photo of my father and step mother Lynda, celebrating one of their anniversaries on the coast of Pensacola. It is always great to be able to visit family when we can. Love the air in Alabama and all it’s great history.

We are also doing renovations in our home. Lots of changes, decisions, getting quotes, design choices, material choices, … and getting certified workers… which is another story in itself!  In the end, we took 1/3rd of our upstairs and made it our Master Bedroom Suite. It is still not 100% completed, but once it is, I will make sure to post the before & after photos, so stay tuned.

In between all of this, I made an important business decision to leave Obeo Real Estate Photography. Obeo, based out of Bountiful, Utah, is going though some restructuring and corporate changes, so I have decided to go out on my own and operate under my own name. As of January 12, 2016 my business officially changed to Phelan Photography. specializing in Real Estate Photography, Business Portraits, Product Photography and Event Photography.

AMPlogoSwitching over the business has been an enormous challenge, but it has been so exciting and freeing to branch out on my own.  It is the best feeling knowing that you are doing something right and moving in an amazing direction.

My photography has always been my passion in life since I was a little girl. My father gave me a camera at the age of 9 years old, and since then I have had many different types of cameras. I have been blessed to be able to make a living with my photography.

My photography styles are similar to my personality… fun, relaxed and interestingly goofy at times. My serious side will still make you smile, and I am always professional and respectful of others.

How do you like my new logo? I wanted something personal and meaningful to me. The Butterfly represents Freedom, Breast Cancer (my mother is a survivor), mixed with my husbands Irish heritage in the wings of the Butterfly. Onto March, lots of fun of course for St. Patrick’s Day!! An Irish tradition that is never spared!

My business picked up from here, Phelan Photography is Rocking!! I love working with all my clients, either realtors, brokers, sales representative’s or special family photos. I also took on a new challenge of event photography for some special friends. Helping people gives me an incredible feeling of satisfaction.  As a current Lion’s member (London East Lions Club), we are always helping others in and around our communities.

With all the changes going on I would like to send out a huge Thank You to all my clients, past and present, and those who are new, for choosing me for all your professional photography needs.

Now onto the Thrills–

Last year I privileged to meet a lovely lady named Dayna Knight. Dayna is a nail technician and OPI Educator, and she is also the founder of an amazing event called The cntcCanadian Nail Tech Connection (CNTC), which is a trade show and education convention specifically for nail technicians.  I was brought onto her team to help with social media, photography and any other tasks needed. My first time helping was last fall at the convention in London, ON, and man was that interesting!! Did you know that there are well over 40 nail technicians doing business around your area, but are they not properly certified?? It has been an eye opener for me, learning about all the safety concerns and the actual certifications that are required when you get your nails done.

This past April, TheCNTC team, which consists of Dayna, Colleen, Laura, Logan and myself, flew out to Edmonton, Alberta for the trade show. WOW!!! So much work that goes into this event!  It is breath-taking and exciting, and exhausting at the same time. Alberta is beautiful in April.  Our time out there was very busy and exciting and we hosted over 400 nail technicians. This year’s events will bring lots of new challenges and more travel and I am looking forward to it all. In April and May, I photographed many events around London, theMS Society, Lion’s events, Women In Business events, Sock Drop Thursdays, BBI London, various real estate listings, a 50th wedding celebration, private dental office photos, Horse Cow Reining Shows, Red Day, Autism Society Golf and Autism Walk events. Life is always busy and it brings me great pleasure and happiness to you see the outcome of your photography… especially when it makes others happy.

Now onto Skills–

Photography is my passion!! I was taught at a young age how to use my camera, which was a Kodiak film camera!! I remember even having a Polaroid camera at one time too!! How many camera’s have you owned??

All my family are professional photographers, so learning the trade has come naturally to me. The basics were taught to me by my father and my uncles, and gave me the foundation I needed. I am always moving forward with my photography and consistently honing my skills to better serve my clients and offer more services.

Though Obeo (and a few friends who are also photographers), I was taught specific skills for real estate photography.  Real Estate Photography is one of the services that I have the most fun with! Think of all the homes you get to see and dream about, from a small condo to a million dollar home! There is not one home that I have photographed that I am not proud of! I take great pride in my work and it shows.

Now here we are in August, summer is almost coming to an end—I know eh!!! Can we go back a few weeks!! Where did the time go!!

In preparation for the fall real estate market, I will be attending the LSTAR Trade Show on September 22, 2016. I know I will see most of you there and I’m hoping to meet some new agents as well. Let’s make the fall of 2016 the best selling season yet!!

What is Curb Appeal and How Can it Help You Sell Faster?

It finally feels like Spring! You want to take advantage of the Spring real estate market, but how do you get your home ready?

Often times when I go on a real estate photo shoot, the first thing I notice is that the home is lacking what the industry calls “curb appeal”.

Curb Appeal is defined by Merriam-Webster.com as the attractiveness of the exterior of a residential or commercial property, as viewed from the street.

curb-appealMost  real estate agents will make suggestions as to what items the home owners should “remove or store” while they are in the process of selling the home. Others will suggest bringing in a professional home stager who will help the homeowners work with their existing decor, or rent new items to make the home “more sell-able”. If the home is vacant, a home stager can add furniture and accessories to make it look “lived in” and comfortable. If the home is too cluttered, it is difficult for potential buyers to envision their own belongings in the home.  The same can happen if the home is empty.

Some examples of clutter that should be removed or stored are garbage cans, seasonal equipment and children’s outdoor toys.  The home needs to look tidy and inviting from the outside to attract potential buyers.

Landscaping is necessary. Rake up the leaves, take dead plants out of the garden, add some fresh mulch and even fresh paint to the exterior of the home.  Also, when pictures are being taken for the listing, move parked cars out of the driveway so the photographer can get a clear photo of the house.
